Enjoy 119 (48.9ha) FLOOD FREE ACRES with SPACIOUS ENERGY EFFICIENT HOME, at HICKEYS CREEK MID NORTH COAST NSW (Macleay Valley near Kempsey)
Why live in suburbia, when you can live on acreage with fantastic views, clean air, the sound of birdsong and watching wallabies and their joeys scampering around in the garden. Peaceful, safe lifestyle and plenty of freedom for kids.
Carawah Farm is not a conventional cattle farm. What Carawah does have is a spacious rammed earth home with history. The comments we receive from many people is that our home has a lot of “positive energy” because it is so warm and welcoming. Carawah has a well established lemon myrtle plantation which is harvested for essential oil. Good water security and also being mindful of retaining habitat zones and native vegetation.
Flood free productive farms are going to become quite valuable in the future. As the climate changes and there are more intense rainfall events, farms prone to flooding will become less desirable to live on.
This farm represents excellent value for money. 119 acres of flood free gently undulating productive land, there are no steep hills, gullies or ridges. There are waterholes in gullies and only dry out in very dry weather. There’s excellent water security and infrastructure. All farm equipment and a small herd of quality Brangus cattle are included in the asking price.

The lemon myrtle plantation is low maintenance and is harvested with a purpose built harvester and the leaf is distilled in the on farm distillation shed. I have established markets for the lemon myrtle essential oil and demand is growing.
The Brangus cattle are very quiet and easy to manage. The carrying capacity is 15-20 breeders, depending on seasons. There has also been a successful boer goat operation here.
The soil is quite fertile and there are many areas which can be cultivated for winter and summer crops for strip grazing. The infrastructure is already available for the production of whatever horticultural crop you desire – native limes, proteas and blueberries are all possibilities.
The house has been over engineered and has stood up extremely well to some very violent storms with very strong winds. The house consists of 3 king sized bedrooms, 1 media room, 1 home office (or 5 bedrooms), 1 ensuite, 1 main bathroom, 1 laundry, 1 walk in linen cupboard and large combined kitchen/lounge/dining area. The house has a large north facing deck. Skylights provide excellent natural light above ten sliding glass doors that lead onto the wrap around verandas. The house has recently been renovated. The house has superb thermal qualities, cool in summer and warm in winter and the energy efficiency has been recently rated as outstanding.
Beautiful landscaped gardens, established orchard and vegetable/herb garden. There are 26 roof solar panels.
The average annual rainfall is 1,212 ml and there is plenty of water with 4 dams and 2 rainwater 20,000 litre tanks. There is a solar pump on the largest dam which pumps water to 2 20,000 litre header tanks on the highest point on the farm, the water is then delivered by a gravity system to the house gardens, orchard, plantation, fire protection roof sprinklers and fire hoses on the east and western side of the house. The stock water troughs are connected to the gravity system also. There has not been a time when we have run out of water, water security here is excellent.
Carawah Farm is located amongst the rolling hills of the Macleay Valley on the mid north coast of NSW. There is a mixture of protected grazing land, habitat zones and a 20 acre native vegetation area. Great for horse riding and bush walking, 5 minute walk to Hickeys Creek for bass fishing, 10 minutes to the beautiful Macleay River for swimming, fishing and canoeing. Incredible scenic drives to Bellbrook, Nulla Nulla, Kookaburra, Carrai and Taylors Arm.
The farm is located approximately 10 minutes from the local village of Willawarrin, where there is a primary school, pre school, post office/general store/ takeaway, hotel, community hall, sporting fields, rodeo/showground and produce store. 35 minutes to Kempsey, a charming country town where the people are genuinely friendly and helpful with plenty shops, cafes and medical services to choose from. Kempsey Shire Council rates are $2000 per year.
The pristine beaches of South West Rocks, Crescent Head and Hat Head are one hour’s drive away, there’s no traffic hassles here, it’s a very relaxing drive through beautiful countryside to the beaches. Port Macquarie is 1hr 20 mins to the south and Coffs Harbour 1hr 40 mins to the north, easy driving along the M1 and no road tolls.
The present owners of the farm have for many years operated it as a primary production business able to pass commercial business tests to offset costs against income from a professional practice. As such it would provide enjoyable lifestyle whilst operating your own business. Given the existing access to high speed internet and access to markets it would suite a variety of professionals.
We love it here, but It’s time for us to move on and allow a younger family to enjoy what we have.
