Rare opportunity to buy an entire existing Multiple Occupancy of 9 shares known as ‘Bellbird’. A wildlife refuge with existing housing, building sites, orchards and certified organic market garden, but still with enough space for a diversity of wildlife.
Bellbird is a 70Ha (171 acre) Multiple Occupancy of up to nine shares, established in 1976 on the Molly Milligan Creek where it emerges from the Kumbatine National Park. The property is a long-established Wildlife Refuge, with almost one third held as undisturbed bushland, a further area as re-growth forest and woodlot, and extensive slopes and flats suitable for agriculture or grazing. The entire freehold property is now up for sale.
The land has been managed largely chemically free for 48 years and includes a centrally positioned approved organic market garden of about one hectare. Past agricultural pursuits have included horticultural production (plant nursery), grain and soya bean cropping, open range pig farming and horse breeding. There are numerous bearing fruit and nut trees, including mandarins and other citrus, pecans, bunyas, persimmons feijoas and nashi pears.
Bellbird has a generous and assured water supply from a large high-level spring-fed dam, piped under gravity pressure to most of the share sites. A substantial creek – the Molly Milligan, with permanent pools even in dry years – flows through the property: home to our resident platypus. A large low-level dam and three smaller stock water dams are scattered across the property.
A list of the wildlife recorded on the property has been kept since 1978: the native birds alone number 198 species, including seventeen species with conservation listings. Four of the mammals recorded are also conservation listed, including the occasionally heard Koala, now of course officially Endangered.
A list of the flora is also available on request. The habitats range from dry to wet Sclerophyll of Blue, Grey and some Rose Gums, Ironbark, Red and White Mahoganies, Bloodwoods and Forest Oaks. River Oaks, and Callistemons line the creek along with riparian rainforest species. A range of rainforest trees and shrubs (86 species) have now spread up into the long unburnt slope of “the hill” – our bushland reserve – and are now forming a fire-retardant sub-canopy as they replace the emergent old-fella gums. Seventeen orchid species have been recorded. The property is boundaried on two sides by National Park.
There are four existing liveable dwellings: one in timber, one a neat corrugated iron shed with views of the top dam. A third dwelling is in poured earth, timber and stone, council approved and with shed and horse facilities, (but sadly unoccupied for five years). The fourth has Council approval but is now derelict. The DA allows for up to a further four dwellings, (or, of course replacement or refurbishment of any of the existing dwellings).
There is no current legal land holding system in place, giving the new owners the opportunity to institute whatever framework they judge most suitable for their needs.
Bellbird has five landline phone connections and has been powered in the main by small-scale solar systems.
Road access to the south goes to both Port Macquarie and Wauchope, (a 45-minute trip), and to the north the slower trip through Kumbatine NP to Kempsey takes a bit over an hour. Rollands Plains has a thriving local Hall, Rodeo grounds and tennis court, and up-river is the two room Rollands Plains Primary school.
