Income Stream Opportunities or Family / Group Living or Getaway

This property is a rare piece of real estate.

Set in an area with a history from the time of the local Aboriginal group through to the European settlers of the gold mining era.

The stone Tuscan style buildings scattered through the surrounding area are evocative vestiges of the Italian families who settled in the area. These buildings lend a special signature and aesthetic to that is unusual in the Australian landscape. This area is a hidden gem.

On approximately 60 acres of iconic Australian bush, the property has been lovingly developed by the original owners with a surprising wealth of infrastructure.

A network of tracks lead to the six dwellings. Carefully sited to retain privacy from each other, with nearby water catchments. Each building has its own character built of different materials. All feature rustic natural materials and are constructed to a high quality standard. All are fully furnished and stocked ready to move in! Gas lighting and wood fires make for cozy and ambient interiors. Every detail has been considered to ensure the efficient functioning of the whole.

The main house was designed as the hub, with more extensive facilities for group get togethers including a bar and outdoor cooking area, and nearby sauna and large hot tub, and large swimming dam with picnic facilities.

Further dimensions to the property include an extensive camping ground facility with amenity block, and many small details like a sign posted walking track around the land.

As a wildlife reserve, it has become a protected home to a wide range Australian wildlife, flora and fauna. In the silence of the bush, one can experience and appreciate a connection to the abundant birdlife – flocks of Kangaroos and wallabies grazing in the early morning and evening, the call of the kookaburra, magnificent flocks of cockatoos…so silent one can hear the swish of the wings in flight.

Sunset over the hills to the west is a nightly spectacle, as is the rising dawn to the east.

The day begins with dawn breaking to reveal the rising mist in the bush and across the valleys.

A range of choices for you - perfect for a family/group getaway; set up a business/retreat/conference centre; create income streams based around the accommodation and / or your own enjoyment.

This property offers a range of opportunities for the wise family investor or entrepreneur.

One option is to have a snug retreat for city dwellers wanting to escape the trappings of modern city life.

Beautiful Central Victorian bushland with the opportunity to absorb the peace and quiet; interrupted only by the sounds of a myriad of different birds or the mooing of cows on distant hills or the sight of kangaroos grazing within a short distance of any of the 5 cottages and main homestead. See wild ducks on dams; hear the laughing kookaburras.

The combination of the 5 cottages as well as the main homestead could provide a great rural getaway for a group or family.

Alternatively it can be an income generating retreat with permanent rental income or holiday place including the existing camping areas.

The cottages are built with a variety of materials. The idea was to maintain some of the traditions of the early pioneers, the cottages were hand-built in mudbrick, stone, iron and timber. They nestle unobtrusively in to the approximately 60 acre property, giving each complete privacy. All cottages are fully self-contained and fully equipped to accommodate 4 or 6 people in the spacious, well-appointed rooms.

The land has magnificent 180 degree outlook from some locations, some of the cottages are surrounded by bush with water views over a dam.

NUGGETTY HILL ( MUDBRICK COTTAGE)
The mudbrick (adobe ) cottage was built from 7000 hand puddled mudbricks made from clay dug on the property. The internal finish is a traditional sieved clay and cow dung mix, finally painted with bondcrete. The external finish is sieved clay and vegetable oils to give a water proof coating. Nuggetty has a beautiful hill top position; north facing and with a 180 degree picture window outlook along the valley. The northerly aspect and its great mass keeps the house warm in winter and cool in summer.

LAKE HOUSE (STONE TIMBER COTTAGE)
The Lake House has a lovely over-water outlook. Built of stone collected from the land, and completed with cedar weather-boards, the cottage has a lovely range of colour and texture. The interior finish of timber, mud-brick and stone gives this cottage a really 'earthy' feel.

SQUATTERS PRIDE (IRON COTTAGE)
Constructed of low maintenance galvanized corrugated iron; and with its interior beautifully pine-lined it was built with an Australian light timber frame, and a hip roof. This cottage stays very warm in winter, and is wonderfully cool in summer. Of course, it is fully insulated, and the all-round verandah gives the cottage a great Australian look and feel.

COBB & CO (TIMBER SLAB COTTAGE)
The Cobb & Co Coach Company once travelled the Goldfields route between Ballarat and Bendigo passing through the area. It is a post and beam construction with solid treated pine infills. The insulating factor of wood is a great plus. The solid timber feel and the slithers of intruding light between the slabs and posts give this cottage a pioneer atmosphere.

THE LOOKOUT (TWO STOREY TIMBER COTTAGE)
The Lookout stands firmly on a pole constructed platform well off the ground. It has a wonderful view over the valleys and hills whilst located on the edge of a large dam. This two storey cottage has a mezzanine bedroom with a wonderful void highlighted by vertical lengths of ripple iron from floor to ceiling. The bathroom is all iron.
