Description

The property consists of four hectares of timbered land sloping north-east from the ridge and two dams: one with a small island and one shared with the neighbour.

The land faces North East and its gullies and ridges mean that there are many different areas, from exposed ridges to sheltered creek gullies with deep soils. So the ten acres feels much bigger as you walk from one area to another.
The house, built in 2000, faces north overlooking the property. It is clad in Western Red Cedar, with structural timbers and flooring of termite-resistent cypress pine, and sits on steel posts. Inside combines woven bamboo, white gyprock and recycled hardwoods.

Features include open plan living with a central void, a modern wood-burning stove that easily warms the whole house on cold winter nights, and north-facing decks. It is cosy in winter and cool in summer, with seasonal shading and excellent ventilation control.

The designer galley kitchen has an attractive stainless steel benchtop with integral splashback on one bench; the other shows the warmth of naturally formed timber. Perfect for entertaining, it opens onto the main deck at one end, and the L-shaped dining & living areas at the other.

The spacious main bedroom has a cathedral ceiling lined with woven bamboo, and opens onto the main deck, which overlooks an established grove of frangipanis. The two generous upstairs bedrooms have superb views from the dormer windows and a starwatching balcony opens from the western bedroom.

The bathroom, served by a 20,000L tank, has an attractive handpainted basin and comfortable bath with water-saving shower head. Hot water comes free from the sun, as does electricity, from the grid-connected Solar PV cells. The separate toilet is a very effective water-less, odour-free Clivus Multrum composting toilet.

An integrated carport provides western shade, and has a covered ramp entrance to the house.
Under the house is a large, secure area with two workbenches and ample storage for ride-on mowers, mulchers, etc…

Near the house, a roofed shelter forms an attractive outdoor entertainment area or spacious carport near the well-established 1,000 litre frog pond.

We have planted a variety of mainly local native timber trees, with standing timber from plantings in 1985, 1990, 1995 and 2000. The trees’ commercial value continues to increase and they have greatly improved the local ecosystems. Along with the existing species, they provide food and shelter for a long food chain, from humble fungi to goannas, wallabies, black cockatoos and adorable sugar gliders, which appreciate the nest-boxes we’ve provided.

The property itself, the difference in the areas we have planted and the wildlife on the block, have been an inspiration to visitors, including those from Farm Forestry guided tours.

We are delighted to have achieved Land For Wildlife status, as the ‘property is providing important habitat for a range of native flora and fauna’ and ‘natural regeneration proliferates under planted and natural canopy trees in some areas’. The Land for Wildlife 2008 species list included 211 species of vegetation, of which 97 were naturally occurring natives and 45 were planted natives. There were also 45 naturally occurring exotics and 5 planted exotics.
The land is fenced on the west, south and east.
