Description

Land 17.59 ha (approx 43 acres) for sale perfect for organic and biodynamic farming

House site with 2 lovely building sites to choose from.

Rare river frontage for this region

There are two sites equally suitable for a dwelling both well above the 100 year flood level. One is near the north-east end, nearly level and looking south over the property towards the river and to Middle Brother Mountain. The other is in the south-east corner, gently sloping and looking north over the property and towards the river; it is sheltered from the south by the continuation of the slope and the trees.

The land has mainly been used for dairy farming for over 100 years with some cropping – soy beans and corn – undertaken 20-25 years ago. From then the land has been operated again as dairy with very limited fertilizer; no chemical spraying for weeds or pests has ever been done to the best of the knowledge of the vendor. The advice is that transition to organic certification would be achievable if desired. Local knowledge with farmer's experience of 30 years is available.

The land is located about 30km south of Port Macquarie; its western boundary is the Camden Haven River, and the eastern boundary is the original Pacific Highway, now renamed Nancy Bird Walton Drive.

Aerial view shows the easy access to the local beaches – Rainbow Beach, North Haven, Diamond Head – are 10-15 minutes away; Camden Haven Golf Club and Bowling Club are within walking distance; there are good shopping, medical and educational facilities within minutes, and the major regional centres of Port Macquarie and Taree are between 20 and 30 minutes drive time, all on dual carriage freeway.

There are several options available for the use of this land, all attracting benefits of primary production status. It would make an ideal lifestyle choice because of the space, surroundings, climate and idyllic river frontage.

It also has exciting prospects if developed as envisaged by a holistic farming adviser and more information is available in this regard. This could include grant funding of government assistance. The holistic consultant's advice is available to you as a further resources.

Existing population in the regional centres, local towns, as well as local residents, both existing and proposed, provides a rare opportunity of easy access for selling and increasing market over time as new residential developments are concluded. Some consultants have advised that being in close proximity to the towns of Kendall, Kew and Laurieton, as well as the regional centres Port Macquarie and Taree, the farm is ideally positioned to sell any surplus into these two large, fairly affluent population centres.

The land is well watered being in a 1400mm rainfall zone which has a monthly average minimum of about 30mm. Soil types appear to be rich alluvial deposits from the Camden Haven River which forms one of the boundaries.

Integrated activities on this property could include egg production, beef and pork production and meat chickens. Annual crops such as a corn/pumpkin mix may be planted after the cattle, chickens and finally the pigs, for example, have been moved through a piece of ground increasing fertility while creating a good soil tilth for germination.

More information on innovative clean green farming practices is available. Permanent plantation such as pecan nut trees is another possibility.
