Description

The property is located 14km west of Manjimup in the Southern Forests region of Western Australia. An elevated north facing outlook, gravelly karri loam soils and Mediterranean climate make this an ideal candidate for a range of agricultural enterprises including truffles, marron (freshwater crayfish) , grapes, avocados, stonefruit etc..

Average rainfall is in excess of 1100mm per year. The property has approximately 44Ha cleared land suitable for grazing and agriculture with the remainder comprising original bush, parkland cleared karri forest as well as dams.

The property currently produces winegrapes and wine, grazes cattle for beef and also small scale pork and vegetables. A small apple orchard (1Ha) with 9 varieties of heritage cider apples is under establishment.

Organic farming practices have been followed since 2000, upgrading to Biodynamics in 2002 and Demeter Bio-dynamic certification was obtained in 2005.

Improvements and additions to the property are :-

• A modern 4 bedroom house built in 2001. The house is north facing, well insulated and stays cool in summer and warm in winter. An open plan design with kitchen, dining and family area all open to the spectacular views. Adjacent to the house is a two car carport with coolroom and enclosed storage in the garage . Lawns, gardens and a childproof fence surround the house. The rainwater tank is 35000 ltr capacity.
• Enclosed vegetable gardens, fruit trees and free range poultry enclosures have been established close to the the house. Currently chickens, ducks and geese provide eggs and weed vegetable gardens.
• A large spring fed / gully dam was built in 1997~ approx. 25,000,000 gallons capacity has been previously used for irrigation (pump, filter and irrigation lines installed). A small spring fed dam near the house is used to water lawns and vegetable gardens.
• An open fronted ~ 200m2 machinery shed with concrete floored workshop area provides adequate protection for equipment
• The winery consists of two multi-purpose buildings. Firstly 220m2 covered shed (enclosed & open fronted) with concrete floor including drainage. A 160m2 rammed earth passive solar designed barrel storage cellar remains between 17 and 19degrees year round. Includes 175000ltr water storage and three phase power.
• Artisan stonework entry from sealed road
• Sealed forklift access between the buildings and further stonework complements the entry to the property
• Separate sales are with a unique rammed earth and iron building with courtyard and established fruit trees has been used as a cellar door but could equally be converted for use as café, health centre, farm shop etc.

Manjimup is a regional hub with all major facilities, shops, schools, sports and recreation well represented. Currently the largest truffle producing region in Australia.
